What Is a CMA?
A Comparative Market Analysis, (CMA) is a document your Realtor prepares to give you an educate idea of what your home could sell for in today’s market using knowledge of current market activity and a compare and contrast method.

While a CMA is not an appraisal, it does give you a good idea of what you could potentially sell your home for. As qualified real estate agents, we can make the best recommendation for you as to how to market and sell your property with consideration of your CMA value. We help you get the best possible price for your property while updating you on market conditions that could affect your sale. When you contact us for a free CMA to be performed on your home, we will set up an appointment with you at your convenience to inspect your property.

Upon arriving at your home, we will do a brief examination of your home and the lot which it is built upon in order to compare it to like properties. We’ll make note of any upgrades/updating that’s been done on the property in order to best compare it.

We then research properties that are currently on the market or have sold recently to arrive upon the most realistic price for your home. We use a mathematical approach to either add or subtract any value in your home that is lacking or in abundance of in other properties.

Looking at what homes are currently listed for in your area that are similar to your home can help you decide what kind of an edge you want on other properties currently offered, and a sound understanding of what has sold tells you what to expect from current market conditions.
